On offer is the 55-hectare (137-acre) homestead block of “Tilmunda Station”, a property subdivided a number of years ago.

The property includes all the trappings of a larger property; a recently renovated brick veneer homestead, cottage, humungous sheds (one with workshop and concrete flooring) combined sheep and cattle yards and about 2,000 metres of absolute Macdonald River frontage.

Located just 24 kilometres from Bendemeer via bitumen road, “Tilmunda” is central to Tamworth and Armidale.

The 3-bedroom homestead has been renovated in recent times. A modern kitchen, bathroom, second toilet and dining room to fit a 15-piece dining set are just the start. An 18-panel solar electricity system with two LG batteries and a 10 kVA backup diesel generator has also been installed. Reverse-cycle air-conditioning is ducted throughout the house.

The revamped laundry, whilst separate from the house, is in a large room in the nearby outbuilding. A garage and separate meat house are next to this.

The original cook’s quarters have been renovated and have air-conditioning installed. There is a new bathroom, kitchen, separate bedroom and living area. Access to the building and the bathroom is wheelchair friendly, with a ramp onto the deck and wide doors. This is currently being utilised as a successful bed-and-breakfast enterprise.

Another nearby building, most likely former jackaroo quarters, could be renovated for similar use.

Two large machinery sheds (280m2 and 320m2) would make anybody with a need to store machinery, trucks, antiques, horses, whatever, envious. One shed has a concrete floor and a workshop. The larger one is big enough to house a couple of semi-trailers.

The garden is large and is home to an excellent orchard. Take a look at the photos to see just some of the produce!

The paddocks are relatively flat with granite soils and river frontage. A solar pump draws water from the river and assures water supply. About 65% of the fencing is new, with the balance in good order. There is one paddock to the north of the house, and three to the south. Whilst Tilmunda Road dissects the property, it is a minor road and really does not affect the management of the enjoyment of living at all.

Currently, the property is running about 20 cows and calves and the equivalent in sheep and lambs. The stockyards are designed to handle both species. There is a full cattle crush with chin-lift plus a sheep and calf race for ease of husbandry.

“Tilmunda Station” has been thoughtfully resurrected by the current owners. It is now time for new blood. Location, standard and level of infrastructure, river frontage and production make for a terrific rural lifestyle proposition.
