It’s very reassuring that you’re doing something right when the family you sell a property to entrust you with the job to sell it again; this time, for them.
When selling rural property, I like to get to understand the needs and aspirations of the seller as well as any potential buyer, and of course what the market is doing.
I sold “Myanbah” just west of Armidale in the New England region of NSW to the Williamson family a few years ago. When their time to move on came, I was chuffed to be called upon to do the job once again.
The recent off-market sale of “Myanbah” demonstrates that having a sound knowledge of these three things goes a long way to negotiating a sale in which everyone involved is satisfied. This in itself is very satisfying to me.

The property
“Myanbah” is located about 40 kilometres west of Armidale; 30 kilometres north of Uralla in the New England district of New South Wales.
The property is 1,273 hectares in size. Traditionally enterprises lent toward wool production. For the past 10+ years however the emphasis has been breeding and/or backgrounding cattle. Interestingly the new owners have indicated wool will again be at the forefront of the property’s enterprises. There’s no doubt the property is well suited to this venture.
The property is mostly granite, with a little trap on higher ground in the south. The many dams keep stock watered as does the easement to the Gwydir River and tanks and troughs.
“Myanbah” has three homes plus shearers’ quarters currently set up as the farm office. The smaller cottage was built in 1865 whilst the homestead dates from 1880.
There has been major infrastructure improvements completed in recent years with all-weather access, laneways and steel cattle yards being the most obvious. A 5 stand shearing shed and numerous sheds are all located within coo-ee of the homestead.
“Myanbah” is a sound property with a certain “X-factor” about it. I am sure the new owners will have many years of successful enterprise and family memories.
