The Gem of New England Rural Lifestyle Properties
The Gem of New England
With it’s homestead set atop a hill overlooking the Wollomombi district east of Armidale, and the ever-faithful Wollomombi River running along the boundary “Hillview” is a gem among the rural lifestyle properties of New England.
“Hillview” is located 37 kilometres east of Armidale, directly opposite the entrance to the world famous Wollomombi Falls. The falls themselves are less than 2 kilometres from the homestead.
The five bedroom brick home sits at 1,030 metres above sea level, and enjoys uninterrupted views extending across the local countryside to the Doughboy Range and Cathedral Rock National Park, over 20 kilometres away.
Brick veneer home with 5 bedrooms, 2 bathrooms. Living areas include an open plan kitchen that sweeps out to a large family area. Two more rooms, the television room and the large games room are each separate rooms that can be opened to one another via double doors to make a large entertaining area.
Two cosy wood fires keep the home warm during our cool winter months. With plenty of good firewood on the property, the wood fires are the sensible means by which to heat the home effectively and cheaply.
The main bedroom faces east and has an en-suite bathroom and a large walk-in wardrobe. The other bedrooms each have built-in wardrobes, including the room being used as an office.
The garden takes full advantage of the stunning views. There are roses, nut trees and fruit trees as well as a vege garden. Set as it is on the eastern side of the hill, the home and garden are largely sheltered from westerly winds.
Out & About
“Hillview” is about 141 hectares in size (347 acres) of mostly trapsoil country with a predominately eastern and northern aspect. Best described as undulating to hilly with both, open areas and scattered timber, it is an easily traversed property.
Water is secured by four main dams plus about two kilometres of frontage to the Wollomombi River on the north-eastern boundary (the “give-and-take” boundary provides for access on both banks for much of it). Not only does the river provide stockwater, but it is a great area for recreation, too.
Boundary fencing is all in top shape, with internals a little older and doing their job. A modest set of cattle yards are located with easy access near the front gate. The property has run up to 80 cows and calves plus horses in the past. It is currently destocked except for 10 sheep and four horses, so there is plenty of feed available.
Next to the homestead is a two bay Colourbond garage. Up behind the house an eight bay utility shed has power connected to it.
Chandler Public School and the Wollomombi shop are just down the road, and a school bus can take students to Armidale.
Optus currently leases the site of a mobile telephone tower on “Hillview”. The lease arrangement provides for a healthy supplementary income and is index to increase each year. The current lease arrangement runs through to November 2029. Please contact Graham MacDougall for further details.
As already said, “Hillview” is a gem among the rural lifestyle properties of New England. A large modern home, it’s own river, plenty of space to run stock, secure auxiliary income, the most magnificent views of the district and easy access to the area’s natural heritage, such as the nearby Wollomombi Falls all go to make “Hillview” an extremely desirable place to raise a family or even to retire to.
