Nature lover’s paradise just 25 km from Armidale

Seeking a retreat? Then consider “Thalbrook”, home to koalas, kangaroos, wallabies, echidnas and wedge-tailed eagles to name a few.

Whilst there is no approved dwelling on-site, the groundwork has been done. Perched high on a central ridge are two sheds, one currently under construction conforming to dwelling standards. Another site just below this has room for a more elaborate home. The possibilities are only bounded by your imagination.

Topography ranges from gently undulating to steeper timbered hill country with approx. 15% cleared (50ha/123ac) and previously used for sheep farming. There are 5 paddocks in the cleared areas, with the rest of the property unfenced internally.

With elevation rising from approximately 1050m ASL in the south-west corner to 1220m ASL near the southern boundary with an average elevation of approximately 1130m ASL, “Thalbrook” experiences a cool temperate climate with average annual rainfall of approximately 770mm/year and the occasional snowfall. Soils include yellow earths/loams (Kandosols and Kurosols) locally termed Traprock soils, and there is also a small section of basalt soil in the north-east corner.

Water supply includes 10 gravity fed dams across the property, as well as 2 x 110,000 litre Colorbond water tanks and 2 x 5000 litre under-deck water tanks (230,000 litres combined tank water), all tanks are full as of 1 July 2026.

Improvements include:

  • Recently completed gravel road from Herbert Park Road to property boundary.
  • 18 x 9m Colorbond shed – half the shed is setup as a weekender with solar hot water and power, two rooms (one with mezzanine level for storage), wood-fired heater, shower, kitchen and external composting toilet. The other half of the shed is setup as a workshop with storage racks and cupboards.
  • Solar panels and batteries – 3300kw 24v, generates 240V, backup generator, lithium batteries, SMA inverters.
  • 12 x 9m Colorbond shed – part built “shouse” built to lock-up stage with large front deck and 2 x 5000 litre under deck water tanks. Could be used to build an approved dwelling subject to council approval.
  • 2 x 110,000 litre Colorbond water tanks.
  • 6 x 3m transportable office – setup as mushroom growing laboratory with lights, air conditioning, and separate sterile room with flow hood.
  • 4 x 5m greenhouse – with shelving.
  • 6 x 3m dual dog run – 6 x 3m Colorbond carport fully enclosed with vermin mesh.
  • 3 x 3m garden shed – used as feed/tack shed.
  • 20m round yard and 6 x 3m Colorbond horse shelter.
  • large fully enclosed chook run.
  • orchard trees including apple, peaches, almond, plum, cherry and pomegranate.
  • olive trees.
