Lay of the Land

“Cleggswood” is dominated by a south to north gentle valley, rising to some sheltered hills in the north-west. Soil types include medium and fine granite with a little trap in those hills. It is basically 2WD country.
It is estimated to be about 60% arable, meaning one could run a direct drill across it.
With predominately native species, pasture work has been minimal over the past few years. It is reasonable to expect a fair increase in production with some fertiliser and seeding.
Water security is via 15 spring and catchment dams plus 3 creeks; Morses Creek, Stoney Creek and Sugarloaf Creek.
“Cleggswood” is estimated to have a carrying capacity of 10,000 dse.

Operational Infrastructure

All fencing is in very good order. Some is virtually brand new, and boundaries are secure.
There are two sets of cattle yards, one with very good truck access and water in a holding yard.
There is also a 4-stand woolshed.
There is a large steel shed with a partial concrete floor.

Housing

“Cleggswood” has three homes. The main, 4 bedroom home is a comfortable dwelling sitting on a ridge with commanding views. The screened verandah makes a great spot for a well earned rest watching the sunset. A 2-bay-plus-storage-bay garage is adjacent.
The two cottages are located about 2km away from the main house.
The larger cottage and the main house each have solar panels that are wired to the grid. The larger cottage also has a 3-bay steel shed nearby.
