22 km west of Uralla on the sealed Kingstown Road, just north of Balala.

Country, Soils & Production

“Blackbutt” has a base of granite soils.
The property is dominated by a central ridge, the summit of which, whilst rising about 200 metres above the lowest point on the property, is easily reached via well built tracks. The views along the way and at the top are simply spectacular. To the east one can see Blue Mountain (toward Walcha), to the north Mount Duval (beyond Armidale), to the west the hills and valleys around Kingstown, while to the south the ranges of Bendemeer are clearly visible.
Pastures are mostly natives, with sub clovers. Carrying capacity is estimated towards about 2,000 dry sheep equivalents. 29 dams provide an abundance of stock water.
A two stand woolshed is situated next to steel cattle yards, which in turn are located just in from the bitumen road.


There is no homestead on “Blackbutt”, but it does qualify for a dwelling. There are a number of beautiful house-sites.


Fencing is mostly in good order. There are a few that could do with a straighten up, but nothing major.
