Homestead & Cottage

Weatherboard homestead with three bedrooms and an office. Renovated kitchen and bathroom.
The home is situated in a very private location, at the end of Beaumont's Road. Behind the home is native forest with an abundance of orchids and some Antarctic Beech trees... a little like having your own National Park at your back door!
A second brick veneer cottage also has three bedrooms.

Water, Timber & Environment

To ensure clear, clean water, the creeks and dams have been fenced off to exclude stock. Stock are watered via 33 troughs strategically positioned throughout the property. Platypus live in the larger dam.

In addition to existing native stringybark, Antarctic beech, sally wattles et cetera, 5,000 natives have been planted over recent years, providing 35% of the property to be covered by trees. This has evolved into an ecologically sound and productive beef cattle operation.

Due to the current concern of global warming a decision to improve farming practices to grow carbon on the farm is being implemented in accordance with the guidelines of Carbon Farmers of Australia.

Carrying Capacity

The vendors estimate "Wongalea" to carry 150 cows and calves, with calves born in July being turned off the following April, the steers being sold at an average weight of 320kg.

Being a former dairy, "Wongalea" has plenty of useful shedding includinig two large steel sheds of about 12m X 17m, the former dairy (a brick and steel building in good order), and four other sheds. High voltage mains is connected to the old dairy.

Fencing

Fencing is of varied age but all in good condition. 1.5km of boundary fencing is to be replaced soon. Most internal fencing is 4-wire plain.

Agent's Comment

"Wongalea" has been in the Beaumont family since 1927. The property has been nurtured over that time, and an emphasis on retaining remnant forest areas and maintaining water quality go hand in hand with the standard of the Angus herd currently calling "Wongalea" home.
The property will appeal to those seeking a quiet place to run cattle in a harmonious environment, just a few minutes from Dorrigo and a little over an hour's drive to both Coffs Harbour and Armidale. There is even a spot on a hill where you can see the Pacific Ocean.
The vendors will consider offering the Angus herd and plant as a part of the sale.

"Wongalea" is offered for sale for a reduced price of $1,820,000.
