"Sabie" - Ebor / Dorrigo District

Location

20 kilometres north-east of Ebor, 40 kilometres west of Dorrigo, about an hour's drive to the coast.

Area

492 hectares (1,215 acres), up to 360 ha arable.

Country/Soils

Undulating country, mostly basalt with some pockets of grey soils. Predominately northerly aspect, which is an advantage at 1,100 metres elevation.
Timber includes stringybark, blue gum, white gum, mudgerybah (blackwood), messmate and black sally.
Some commercial logging has been undertaken by the current owners in the past, and there are millable logs available now.

Pastures

The property has been owned and managed by the current owners for 40 years. During this time, fertiliser has been applied at 125kg / ha anually.
Pasture species include cocksfoot, fescues, ryes, red & white clovers.

Rainfall

Reliable rainfall...1600mm (64 inches) per annum. Rain falls predominately late spring, through summer to autumn.

Water

Boundary Creek and Emu Creek are supplemented by two other unnamed creeks and 8 dams, 6 of which are springfed.

Dwellings

A modest "millhouse" is located at the entrance to the property.
There are numerous sites suitable for buildinig a more substantial home, with views galore. There is power and telephone connected to the property.

Fencing

Boundary and internal fencing is in excellent order, being a combination of hingejoint and plainwire, with some electrification.

Yards

Wooden cattle yards with crush and loading facility at the entrance to the property.

Sheds

Single, 13m X 13m colourbond shed with concrete floor near the yards.

Carrying Capacity

Currently carrying about 350 cows and calves, "Sabie" has a history of carrying closer to 400.
