Upstairs are four double bedrooms and a smaller chamber, bathroom and sunroom. The sixth bedroom (the second chamber) is downstairs. The top verandahs are accessed via two doorways from the upstairs hall. The 4 metre ceilings make the house airy and cool in the summer..
Adjoining this section is the original kitchen, billiard room storage rooms and another bathroom. This wing has not yet been renovated, but is in good order.
A tennis court is located to the side of the home.

Country/Soils

Virtually all red or black basalt, save a few acre on the southern boundary. The property is undulating, with no major hills or bush. In fact, when selected by Alexander Amos in the 1800's, he was careful to exclude any adjoining rougher country.

Pastures

About 485 ha has traditionally been cropped. This area is currently being renovated, with 100 ha of subtropical pastures due to be sown.
The balance of the country has good ground cover with subclovers, ryes and native species.

Rainfall

700 mm.

Water

Werrie's Creek, Chinaman's Creek, about 30 troughs and 7 dams. The reticulation system to the troughs is currently undergoing a complete refurbishment.
The homestead's garden is supplied via a well, rainwater tanks on homestesd and other quarters.

Timber

Scattered timber throughout the property, mostly box, apple and some kurrajong. There are no areas of thick bushland.

Other Infrastructure

Two new 40m X 15m steel sheds, numerous older sheds in good order.
12 box stables with feed and tack area.
Covered round lunging yard.
Older 3 stand shearing shed currently not being utilised.
Four bedroom manager's quarters, Two bedroom cottage, shearer's quarters.
Three silos.

Fencing

Much of the internal fencing is either new or being renovated. All boundaries are secure.

Carrying Capacity

The current owners of "Glen Alpine" have been undertaking a major pasture, fencing and water infrastructure refurbishment. During this time they have been running 400 cows and calves with about half the property out of action at any one time. With further fencing and water work, favourable seasons may see the capacity eventually equal the equivalent of around 800 cows.

Agent's Comment

A very impressive property. Still a little work to do, but very worthy of it. Virtually all the country is usable.
The homestead is stunning, the country is productive, the climate is agreeable and the location is private but not isolated.
The purchaser of "Glen Alpine" will have a huge head-start on creating a show-piece property.
