"Doughboy Mountain" - Wongwibinda District

Location

32 kilometres west of Ebor, 56 km east of Guyra, 68 km north-east of Armidale and, about 1½ hour's drive to the coast.

Area

1,352 hectares (3,340 acres).

Country/Soils

Straddling the Great Dividing Range (with 1,495 metres elevation her highest point) "Doughboy Mountain" is predominately undulating with some easily navigated hilly country.
Basalt covers approximately 70% of the property, with fine granite making up the balance.

Pastures

In a word, "healthy".
"Doughboy Mountain" enjoys 100% groundcover, dominated by introduced rye, cocksfoot, fescues and clovers. The native, microleana (weeping rice grass) is also abundant.
Now certified "organic", "Doughboy Mountain" has history of superphophate applications from the early 1950's, and lime, dolomite and gypsum more recently.

Around 80 ha of remnant forest areas have been fenced off from the main grazing area, and provide excellent winter paddocks for in-calf heifers etc. The timber is suitable for milling and fencing.

Rainfall

Predominately summer rainfall pattern, with an average of 900mm (36 inches).

Water

Being located at the top of the range, four creeks (Doughboy, Pipecalay, Maiden, and Kangarooo Hills) originate on "Doughboy Mountain". These waterways are supplemented by 38 dams, with 2 of these supplying a netwrok of 24 troughs.

Dwellings

The "Doughboy Mountain" homestead is a unique building of tallowood and mudbrick construction. Inside, much of the timber has be milled on the property.
Four bedrooms, two bathrooms, two living areas (each with cathedral ceiling and an open fireplace) and study. The homestaed is 340m² with 24m² under cover on verandahs.
A double garage with concrete floor nearby is constructed of matching vertical tallowood timber.
Gardens are established, with a mix of native and introduced flora. A clay tennis court completes the package.
A fully self contained single-bedroom cottage built in 1995 has its own kitchen, bathroom and laundry.

Fencing

Mostly netting boundary fencing, some with electric outriggers.
23 main internal paddocks and further fenced into 94 cells by two-wire electric fencing.

Yards & Sheds

500 head capacity, wooden construction cattle yards in very good order. Work area has a 14 m covered wood and steel "V race" with concrete flooring, and a steel cattle crush.
Sheep yards are under a 728 m² roof, and act as 2,000 head dry area for the adjoining 4-stand woolshed.
The woolshed was built in 1991 and has a raised board and room enough to act as a "multi-purpose area". The woolshed has concrete flooring, anabling it to double-up as a clean multi-purpose.
A separate 170m² workshop and storage shed is closer to the homestead, as is stable with three stalls and tack room.
Two silos, one 20 tonne, the other 8 tonne capacity, each have a concrete slab foundation.

Airstrip

700 metre agricultural airstrip.

Carrying Capacity

Currently running only cattle, the vendors estimate the property to carrying in excess of 850 cows and calves (say, 12,500 dry sheep equivalents). The country is suitable for backgrounding and fattening stock.

One cannot help but be impressed with the overall vibrancy of "Doughboy Mountain". The healthy ground cover of sustainable pastures is complemented by the useful remnant forest area that is also in excellent shape.
"Doughboy Mountain" is a very special property that has served the owner's family well since the 1800's.
